About the Pocket Neighborhood

The pocket neighborhood concept was developed to address infill housing needs where density, neighborhood compatibility, and speed to occupancy are critical. Traditional site-built approaches often extend construction timelines and increase disruption in established residential areas. Approach Irontown’s cottage court layout uses a shared private drive, individual utilities, and off-street parking to maximize density while maintaining a residential scale. Factory-built homes reduce the duration of active construction, concentrating on-site work into a short window. Exterior finishes, fencing, and landscaping are completed efficiently to support faster occupancy and improved neighborhood acceptance.

Key Outcomes:

Main Problem solved

Problem
Infill housing projects often face community resistance and extended timelines due to prolonged construction activity.

Constraints

  • Established neighborhood context
  • Desire for higher density without public road expansion
  • Sensitivity to noise, disruption, and duration
  • Risk exposure from long site-built schedules

What Modular Changed

  • Compressed on-site construction timeline
  • Reduced neighborhood disruption period
  • Improved schedule predictability
  • Enabled repeatable, scalable infill development

How We Delivered It

Irontown supported feasibility and site planning for a cottage court layout optimized for modular delivery. Homes were manufactured off-site while foundations and utilities were prepared. Modules were delivered and set in sequence, followed by rapid exterior and site completion. The approach supported phased delivery and early occupancy.
