About the McCall Townhomes

The McCall Townhomes were developed to provide workforce housing for St. Luke’s employees in a resort market with limited housing availability. The site faced a short construction season, limited local labor, and heavy snow-load requirements. Funding cycles further constrained timing, requiring rapid mobilization once capital was approved.

Approach
Irontown adapted its Berkeley multifamily layout to meet local code and site conditions, including snow-load roof design, upgraded insulation, and a commercial-grade TPO roof system. Modules were fabricated off-site while site work and crane planning progressed in parallel. Tight staging and sequencing allowed modules to be placed efficiently without excessive on-site handling or site disruption.

Key Outcomes:

Main Problem solved

Problem
A remote workforce housing project risked schedule slippage due to weather, labor availability, and a compressed construction window.

Constraints

  • Short seasonal build window
  • Heavy snow-load and cold-climate requirements
  • Tight site with limited staging area
  • Limited local labor availability

What Modular Changed

  • Enabled rapid fabrication independent of site conditions
  • Reduced weather exposure during critical construction phases
  • Simplified on-site sequencing through pre-planned crane logistics
  • Supported predictable delivery aligned with funding cycles

How We Delivered It

Irontown supported early feasibility discussions and adapted a proven multifamily design for local requirements. Factory manufacturing proceeded while site preparation and crane logistics were finalized. Modules were delivered and set using a coordinated staging plan designed for tight access. Final roofing, stitching, and closeout were completed on-site with minimal schedule extension.

Proof Notes

  • Snow-load roof and insulation strategy designed for mountain climate
  • Crane staging reduced unnecessary module handling
  • Strong coordination with GC and local trades
